Forecasters: 9 to 15 storms this hurricane season

MIAMI (AP) ? U.S. forecasters predicted Thursday that this year's Atlantic hurricane season would produce a normal number of about nine to 15 tropical storms.

As many as four to eight of those storms could strengthen into hurricanes, according to the National Oceanic and Atmospheric Administration's initial outlook for the six-month storm season that officially begins June 1. One to three of those could become major hurricanes with top winds of 111 mph or higher.

The weather phenomenon known as El Nino, which warms Pacific waters near the equator and increases wind shear over the Atlantic, may develop by the late summer or early fall and help suppress storm development, forecasters said.

This season got an early start when Tropical Storm Alberto formed Saturday off the coast of South Carolina. Alberto dissipated Tuesday over the Atlantic.

Forecasters name tropical storms when their top winds reach 39 mph; hurricanes have maximum winds of at least 74 mph. The next named storm will be named Beryl.

No major hurricane has made a U.S. landfall in the last six years, since Hurricane Wilma cut across South Florida in 2005. Federal officials used Thursday's prediction to remind coastal areas about the importance of emergency preparedness.

August will mark the 20th anniversary of Hurricane Andrew's catastrophic landfall in South Florida as a Category 5 storm. The season that spawned Andrew started late and produced a total of just six named storms.

"Although this outlook suggests a less active season compared to recent years, the bottom line here is to prepare," said Robert Detrick, NOAA assistant administrator in the agency's Office of Oceanic and Atmospheric Research. "It takes just one major landfalling hurricane to make for a bad season."

The seasonal average is 11 named storms, six hurricanes and two major hurricanes.

The 2011 hurricane season, one of the busiest on record with 19 named storms, produced Irene, one of the costliest storms in U.S. history.

Hurricane season ends Nov. 30, and the peak period for hurricane activity runs from August through October.

Father Shelton: The Holy Father on Divine Fatherhood

What is a father? The increasing popular acceptance of fornication (what secularists call ?pre-marital sex?), divorce and the cultural neutering of men has created confusion about the identity of fathers as a special gift from God. At his General Audience this week, Pope Benedict suggested that, ?Perhaps modern man does not perceive the beauty, grandeur and profound consolation contained in the word ?father? with which we can turn to God in prayer, because the father figure is often not sufficiently present in today?s world, and is often not a sufficiently positive presence in everyday life??
We need a more complete understanding of the unique and necessary place of fathers in the family and, indeed, in society, if we are to appreciate Christ?s revelation to us of our adopted Father in Heaven. Then, turning to our Heavenly Father precisely as a father, we will be better prepared to live in the paternal love he offers. When we understand fatherhood, we are able to enter into the prayerful relationship with God, praying, ?Our Father, who art in Heaven?. In such prayer, the Father consoles us and strengthens us for our life-long journey to him. Pope Benedict assured his audience that, ?When we turn to our Father in the privacy of our rooms, in silence and recollection, we are never alone??
But while the Father adopts each of us into a prayerful relationship with him, he does so in order to place us within the greater family of the Blessed Trinity. Noting this, Pope Benedict concluded, ?Paul teaches us that Christian prayer is not simply our own work, but primarily that of the Spirit, who cries out in us and with us to the Father. In our prayer, we enter into the love of the indwelling Trinity as living members of Christ?s Body, the Church. Our individual prayer is always part of the great symphony of the Church?s prayer. Let us open our hearts ever more fully to the working of the Spirit within us, so that our prayer may lead us to greater trust in the Father and conformity to Jesus, his Son.?

A New Study of BRCA1 and BRCA2 in Breast Cancer Patients from ...

There?s a growing amount of information about the extent to which inherited BRCA1 and BRCA2 mutations play a role in breast and ovarian cancer risk in Asia.? A new paper adds to the available information for patients in Thailand and Pakistan.

In this international study, Dr. Fabienne Lesueur and colleagues studied a total of 207 breast cancer patients from Pakistan and Thailand.

  • The 77 Pakistani patients were from a Hospital-based series of breast cancer cases in Balochistan province
  • The 130 Thai patients were selected for early-onset breast cancer (121) or a breast cancer family history (9) such that the median age of breast cancer onset was in the mid-30s for this group

In the researchers? analysis combining the two groups of patients there were a total of 10 clearly deleterious mutations in the 207 breast cancer patients (there were 2 mutations that were each found in 2 patients).? Four of the 8 distinct mutations were in BRCA1, and four were in BRCA2.?

Four of the 77 patients from Pakistan (5.2%) had clearly deleterious mutations even though there was no selection of the cases studied for age or family history.

For the patients from Thailand, a total of 6 individuals out of 130 (4.6%) had a clearly deleterious mutation.

They also identified a number of variants of uncertain clinical signficance in the two genes.

Bottom Line from this Study Focused on BRCA1 and BRCA2 in Pakistan and Thailand

1. In the series of breast cancer patients from Pakistan, who were unselected for age of onset or family history, approximately 5 percent were found to have deleterious BRCA1 or BRCA2 mutations.

2. A similar percentage of individuals with deleterious mutations was found in the women with breast cancer from Thailand (who were primarily selected for this study based on early age of onset of breast cancer).

3. Because the researchers used mutation identification techniques* that do not identify all mutations and rearrangements in the genes, it is likely that the true frequency is actually somewhat higher than they reported.

* high-resolution melting curve analysis followed up by Sanger sequencing

Find Out How To Avoid The Factors That Cause Hemorrhoids ...

21st May, 2012 - Posted by health news -

Many individuals do not understand why they continue suffering from hemorrhoidal inflammation, even after successful healing. If you are one among these patients, you should keep reading since right now we intend to take a look at what causes hemorrhoids, to help you become more familiar with this typically misunderstood subject.

Hemorrhoidal veins are found inside and round the anus. All of us have many hemorrhoidal veins, which can every now and then flare up because of certain practices or underlying ailments. Even if you already went through an intensive treatment strategy, that was good; or even if you got your inflamed hemorrhoidal inflammation eliminated by medical procedures it is possible to still suffer from another flare-up from time to time. Why? Because as mentioned before, there are many hemorrhoidal veins found in the anus. For that reason even when one was removed, there are some others, which can get inflamed due to a number of practices or underlying problems.

To become permanently piles free, you need to know what causes hemorrhoids. It is essential, because if you?re not mindful of what causes hemorrhoidal inflammation and you continue living just like before, you will never remove the factors that have brought on this condition in the first place. This can turn out to be a vicious loop of recurring flare-ups and treatment plans. Listed here are the most prevalent causes of hemorrhoidal inflammation and as you can see, most of them are very preventable:

  • a very high fat eating routine
  • weak rectal blood vessel wall surfaces
  • wiping very hard after eliminating
  • being constipated frequently, thus straining
  • not exercising enough
  • weak rectal muscular areas due to getting older or multiple child deliveries
  • Not consuming a sufficient amount of fluids
  • a very high sugar eating routine
  • rectal sex practices

The first thing that that can be done in order to prevent another flare-up would be to supercharge your eating routine. This is actually the best step that you could take. It will not only make improvements to this type of ailment, but you will benefit from this in a number of different ways. Precisely the same applies to exercising. Try to at least walk for 35 minutes on a daily basis. Improve your fluid intake as this will help make your bowel movements a whole lot easier by softening your stools.

Keep a packet of smooth baby wipes in your toilet and use this right after each and every bowel motion to completely clean the rectal area. This is especially crucial, because the skin and the vein walls are particularly vulnerable in this location. These are all very easy steps to take, but all these steps could certainly make a huge difference to your life.

News and Society -Crime News Blog: Trust Thy Neighbor ...

ByMelanie Belshee

Years ago, a good friend of mine asked her neighbor to house-sit while she made the long journey back home to England for a visit. The neighbor was a sweet elderly woman who also lived alone in the house a stones throw away. Seemed a perfect arraignment at the time. What my friend didn?t realize was that her neighbor?s son was being released from prison during her absence.

The lady next door had an adult son who had been in and out of trouble the bulk of his years cycling between jail and life at home with his mother. The 40 something man had a problem with drug abuse which he funded by committing a series of petty thefts. Unfortunately for my friend, he had also developed a bit of a crush on her and though she often felt like he had been peeping in on her from time to time, she never had any real proof until?

Seems that spare key wound up in the wrong hands. Arriving home from her long trip back to Oregon, my friend was greeted with an unpleasant surprise. While her plants had been watered and the cat had a fresh bowl of food and water, it was the large missing appliances that first grabbed her attention. A quick look in each room revealed televisions were gone along with evidence of other missing valuables. However, it was what the thief had left behind in her bedroom that was the most disturbing part of the crime.

A formerly made up bed was now in complete disarray, beneath the covers a pair of her underwear had been left behind. A call to the local police and a subsequent DNA test revealed that the fluid inside her panties was that of her neighbor?s son. Unfortunately, since her home showed no signs of forced entry the police buried the file away. There was no proof that a crime had been committed except the word of the homeowner so they took a report and the case was set aside. A number of years later the file resurfaced and the culprit was revealed, but by now the statute of limitation had lapsed and there was still no evidence of any criminal activity. For all the cops knew, the homeowner and the alleged intruder were in a relationship and he had entered the home with permission using a spare key.

The moral of this story is that we don?t really know our neighbors, heck sometimes it turns out we don?t really know our spouses or even our parents for that matter. While there is something to be said for giving trust freely, giving it with reckless abandon can be a very slippery slope. People you are friends with today may not be so down the road and even if they are, it is hard to know who they also have relationships with. The convenience of keeping a spare key with a trusted neighbor or nearby friend is a practice many home owners subscribe to. We all need someone to stop by and water the plants, feed our pets and keep an eye on our homes when we go out-of-town from time to time. Many parents like to give a key to the neighbor in case a member of their family looses their set unexpectedly. The theory is a good one, but the unfortunate truth is that it could place you and your family in unexpected danger.

The better alternative to relying on those closest to you is to proactively store a set of spare keys safely outside on your property. Keys left outside should also be stored in a locking style device. Hiding the lock box will further prevent drawing unwanted attention to your hidden keys. Choose a lock box that is discrete enough to hide easily, but also has a large key storage compartment, as there is nothing worse than discovering you that your spare key wasn?t returned the last time it was used. Taping one to the inside of the box will make sure you always have an extra.

Looking for a safer way to store a spare key outside? Check out the RocLok, the only lock box that hides in plain sight disguised as a rock. http://www.roclok.com/

Investment Property ?Entities? ? Seriously? Measure All Real Estate ...

The International Accounting Standards Board (IASB) has long had guidance on how to measure investment properties. Recently, the Financial Accounting Standards Board (FASB), to achieve consistency with its counterpart across the pond (at least that was the theory), set out to measure some investment properties at fair value. But what it came up with was quite different from the IASB guidance.?

Indeed, the FASB?s recent proposal devises a new type of entity: Investment Property Entities (IPE). The proposal lays out six criteria that an entity must meet to qualify as an IPE. And it requires only those entities qualifying as IPEs to measure their investment properties (real estate held for investment purposes, as opposed to all other real estate) at fair value. Unlike the IASB guidance, the requirement to measure investment properties at fair value is not based upon the asset itself. Rather it is based on who owns the asset (an entity-based approach) and why they say they own it (an intent-based approach).

Oppose Entity- and Intent-Based Approaches

The FASB has not explained ? perhaps because it defies explanation ? how the economic value of an asset differs depending on what sort of entity it is ?housed? in. Nor does an asset?s ?value? differ because management expresses an intent, which can change over time, to hold it for investment purposes. This is not grounded in economic logic.

Surely an asset?s value goes up or down depending on the market, not because of who owns it or why.?Fair value is the most relevant measure for all investment properties ? not only for those held by these so-called IPEs ? because it reflects what is going on in the marketplace.

Relevance of Fair Value for Real Estate across Broad Spectrum of Enterprises

We asked our members whether they believe fair value is the relevant measure for real estate held by firms for investment purposes. A staggering 80 percent of survey respondents said it is!

?

Our members have told us they believe fair value is the most relevant measurement basis for investment properties irrespective of the type of entity owning the real estate. We believe it is reasonable to assert that fair value is the most relevant measurement basis for all real estate properties (not just investment properties) held across a broad spectrum of enterprises (not just IPEs).

In our comment letter to the FASB, we analyze several examples that provide empirical evidence of the relevance of real estate fair value information to the investment decision-making process across a range of enterprises:

  • Real estate development and/or operating companies (St. Joe Company)
  • Entities which invest in real estate to support operating activities (MetLife)
  • Businesses that utilize real estate in their operations (Sears)
  • Diversified businesses (General Electric)

In this blog post we provide one of the examples, but we would encourage you to consider the other examples contained in our letter as they are amazingly vivid illustrations of the point we are making to the FASB.

Let?s look more closely at the St. Joe Company. A recent Wall Street Journal article, ?St. Joe Pares Back Its Florida Vision,? analyzes an SEC filing where the company discloses a long-awaited impairment charge as a result of adopting a ?new real estate investment strategy.? This strategy resulted in a real estate write-off of $374.8 million ? nearly 80 percent of the value of the related real estate of $466.2 million ? to a value of $91.4 million. The write-off represented nearly 40 percent of the company?s total assets and equity prior to the write-off. Until then, the company had not disclosed the fair value of the real estate.

The article talks about two well-known fund managers, Bruce Berkowitz (long position) and David Einhorn (short position) who took opposite views on the company based upon the underlying ? but undisclosed ? real estate fair values. Why is this example important? Because it illustrates that while Berkowitz and Einhorn may have had very different views regarding the value of the real estate, the fair value of the real estate is highly relevant to the valuation of such companies ? companies which would not be IPEs under the FASB proposal and thus would not disclose fair value in the financial statements. It does not matter which party is right; what matters is that both parties took different positions based upon the lack of available information regarding real estate fair values. The example illustrates that fair value of real estate is relevant even if housed within a real estate operating company like St. Joe.

Further, the example illustrates fair value is relevant irrespective of management?s stated intent. In this circumstance management intent changed over time because market conditions forced the change (the stated intent to develop was unrealistic and the underlying market conditions driving the fair value of the property prevailed). Management?s desired intent was irrelevant.?

The St. Joe Company example also demonstrates that while sophisticated shareholders such as Berkowitz and Einhorn, who have the resources to obtain estimated property values from tax records, may have an informational advantage over other shareholders, even they may not be able to make reliable estimates given the lack of sufficient disclosure. Only management had the complete information upon which to obtain reliable fair value estimates.

Our view is that this example (and the three others in our comment letter) illustrate why it is important that real estate investment properties be measured at fair value ? even in entities that are not IPEs ? and that fair value be disclosed for all other real estate.?Investors are best served when valuable, relevant ?information is provided in a timely manner.?

Approach We Suggest the FASB Take

We support an asset based approach that requires measurement of investment properties at fair value with disclosure of fair value information for all other real estate.
